Terms of service
The deal, in plain English.
What you can expect from us, what we expect from you, and who owns what.
1. Agreement
These terms govern your use of the RentEvo website and application (the "Service"). By joining the waitlist, creating an account, or using the Service, you agree to them. If you are using the Service on behalf of an organization, you confirm you are authorized to bind it, and "you" means that organization.
Some customers have a separate written agreement with us. Where that agreement and these terms conflict, the written agreement wins.
2. The service
RentEvo reads data from the systems and files your organization connects or uploads, and answers questions, produces reports and briefings, and surfaces changes from that data. It does not write to your other systems and does not send communications on your behalf.
Answers are produced from the data you provide and are scoped to what each user's role allows. They are an aid to your judgment, not a substitute for it. You remain responsible for decisions you make, for the accuracy of what you send to owners, investors, lenders or regulators, and for verifying figures before relying on them.
We are improving the Service continuously and may change, add or remove features. We will not remove a capability that a paying customer depends on without reasonable notice.
3. Accounts and access
- Your organization decides who gets an account and what scope and role each person has. You are responsible for keeping those assignments accurate.
- Keep your credentials confidential and tell us promptly if you believe an account has been compromised.
- You may not share an account, attempt to access data outside your assigned scope, or probe, scan or test the security of the Service without our written permission.
4. Your data
You own the data you upload or connect, and everything we derive from it for you. You grant us the rights needed to store, process and display it in order to provide the Service, and for no other purpose. We do not sell it and we do not use it to train machine-learning models.
You are responsible for having the right to load the data you load, including any personal information about residents, vendors or staff, and for the credentials you provide to connect a third-party platform. Those credentials are stored encrypted and can be revoked by you at any time.
How we handle personal information is described in our Privacy Policy, which forms part of these terms.
5. Third-party systems
The Service connects to property management, accounting and other platforms under your own licenses with those vendors. We are not responsible for those platforms, for changes they make, or for data that is wrong when it leaves them. Answers produced by the Service depend on third-party AI models reached through our hosting platform; those providers' terms apply to that processing.
6. Fees
Pricing is per unit under management, per month, as set out in your order or otherwise agreed in writing, and begins at go-live. Fees are billed monthly on your active unit count and may be trued up if your portfolio grows significantly. Fees are non-refundable except where the law requires or we have agreed otherwise in writing. We may change prices with at least thirty days' notice; changes do not apply mid-term to a fixed-term agreement.
7. Acceptable use
- Do not use the Service to break the law, to infringe anyone's rights, or to load data you are not entitled to load.
- Do not reverse engineer, copy, resell or build a competing product from the Service.
- Do not interfere with the Service or with any other customer's use of it.
8. Confidentiality
Each of us will keep the other's non-public information confidential and use it only for the purposes of this agreement. Your business data is your confidential information. Information about the Service that is not public, including pricing and roadmap, is ours.
9. Availability, warranties and liability
We work to keep the Service available and accurate, but it is provided "as is", without warranties of any kind, express or implied, to the extent the law allows. We do not warrant that it will be uninterrupted, error-free, or that every answer will be correct.
To the extent the law allows, neither of us is liable to the other for indirect, consequential, special or punitive damages, or for lost profits or revenue, and our total liability under these terms in any twelve-month period is limited to the fees you paid us in that period. Nothing here limits liability for fraud, for wilful misconduct, or for anything that cannot be limited by law.
10. Term and termination
These terms apply for as long as you use the Service. Either of us may end them on thirty days' written notice, and we may suspend or end access immediately for a material breach that is not cured within ten days of notice, or for a security risk. When the agreement ends, your access stops, you may export your data for thirty days, and we then delete it as described in the Privacy Policy. Sections on your data, confidentiality, liability and general terms survive.
11. General
These terms and any written agreement between us are the whole agreement about the Service. If part of them is unenforceable, the rest still applies. Neither of us may assign the agreement without the other's consent, except to a successor in a merger or sale. Notices to us go through the contact form on this site; notices to you go to the email on your account. These terms are governed by the laws of the State of California and any dispute will be heard in the state or federal courts located there, unless a written agreement between us says otherwise.
12. Changes to these terms
We may update these terms. We will change the date at the top of the page, and for material changes we will notify customers directly at least thirty days before they take effect.
