What it does
Seven things your team stops doing by hand.
And everything underneath them. Every capability on this page comes with the sign-up.
Ask anything
Any property, any number, any timeframe. In plain English.
Occupancy, delinquency, open work orders, lease expirations, the financial picture, budget against actual, one region against another. Ask the way you'd ask a colleague who knows the portfolio. It answers from your connected data with the rows behind it, and it tells you when the window is thin so a zero reads as "nothing ingested", not as a real zero.
- Answers only from your data, never from a guess
- Ten kinds of question on day one, from a portfolio overview to a budget variance
- Every conversation is saved, so you can pick it back up
Seven. Four at Lakewood, three at Riverside.
Data in minutes
Drop in the spreadsheet. It reads the columns.
Budgets, rent rolls, general ledgers, as CSV or Excel. The mapping wizard reads the actual values, works out what each column is (money, a date, a unit, a phone number) and proposes the mapping in plain English. Blank or cryptic headers get worked out from the data underneath. You confirm, it commits, and it remembers your format for next time.
- Handles the messy zoo: currency symbols, parentheses negatives, pivoted month-by-month budgets
- Property names resolved to your properties, never guessed
- Preview before anything is written, and undo after
Budget vs actual
Know what's off before the call.
Upload the budget once and variance derives itself: actuals against budget by category, the overruns and the savings called out, the biggest first. When the budget lives in a spreadsheet, the way it does at most shops, that spreadsheet is the integration.
- Variance by category and by property
- Annual or monthly grain, and it never reads a monthly budget as fake variance
- Financial summaries carry a budget block automatically once a real budget exists
Maintenance
The nine-day-old ticket, before it's a complaint.
Every open work order across every property, by age, priority, vendor and status. The one that's been sitting shows up at the top, not in a status meeting two weeks later.
- Ask about any property's open, aged or overdue work
- Full status history on every ticket
- Scoped: a maintenance lead sees their tickets, not the rent roll
Renewals
Every expiring lease, ninety days out. Not fourteen.
Leases coming up at 30, 60 and 90 days, by property and by region, surfaced without asking. The teams that win renewals aren't working harder. They're working earlier.
- Expirations by timeframe, property and region
- Current lease status across the portfolio
- Included in the daily briefing when it's your job to act on it

8

11

Reporting
One report, in your format, to whoever it's for.
Financials, occupancy and leasing, maintenance and variance, assembled from the connected systems into the shape you already send. Low-friction reporting that turns scattered data into something that can flow upward any way it needs to: the owner, the regional, the investor, the board.
- Built from the same scoped answers, so the numbers match what you'd get by asking
- Your format, not a new one
- Ready when the data is, not the night before
Surfaced insights
It notices what you'd notice, if you had time to look.
This is the part everyone else skipped. RentEvo learns what you check and when, watches every connected system, and puts the thing that matters in front of you before you go looking: what changed since you last looked, what's trending the wrong way, what's due. Each one comes with the next step attached.
- A daily briefing, scoped to you, waiting when you open it
- "Since you last looked" change detection
- Learns your defaults, and says so, rather than silently guessing
And everything underneath
The full list. Because you'll ask.
Connecting your data
- CSV, TSV and Excel upload for budgets, rent rolls and general ledgers
- A mapping wizard that infers column types from the values, not just the headers
- Per-team learning: the second upload of the same format is one click
- Wide, pivoted budgets (accounts down, months across) unpivoted automatically
- Preview before commit, provenance on every row, undo of any upload
- Encrypted credential vault for platform connections, revocable by you
Asking and answering
- Portfolio overview, occupancy, delinquency, lease status, property info
- Work order status, financial summary, budget variance
- Comparison: one region, property or period against another
- Your own procedures: upload SOPs and it answers the way you actually do things
- Grounded answers with data coverage: how many rows, what date window, what was empty
- Saved conversations
Surfacing before you ask
- Daily briefing per user, scoped to what they are allowed to see
- Change detection since you last looked
- A written digest of the briefing when you want prose, not tiles
- Learns your sticky filters and usual checks, and tells you when it applied one
- Queued in-app, ready when you open it
Who sees what
- Eight roles, from executive to maintenance, each with its own permissions
- Four-level scope: company, region, property, person
- Enforced server-side on every answer, including the surfaced ones
- Hard tenant wall: one company can never see another's data
- Opt out of personalization per request
